Investors from Orange County, San Diego, Newport Beach, and Rancho Santa Fe are used to high-quality real estate. They are also used to high entry prices, property taxes, and cap-rate compression. That is why an increasing number are looking at Dubai.

Higher rental yields

Prime Dubai apartments and villas frequently produce gross rental yields that are higher than comparable properties in coastal California. In many California markets, gross yields can fall below 3%. In Dubai, well-located apartments often range higher, depending on the building, area, and management.

No personal income tax

The UAE does not levy personal income tax on rental income or capital gains for individuals. This does not eliminate US tax filing obligations — American citizens must still report foreign income — but it can materially improve net cash flow compared with California's combined state and federal tax burden.

Developer payment plans

California real estate is typically bought with a large down payment and a mortgage. In Dubai, many off-plan properties are bought with a 10%–20% booking payment, followed by instalments during construction and a final payment at handover. This staged structure allows investors to allocate capital over time rather than all at once.

Quality and scale

Dubai's master developments — Dubai Hills Estate, Palm Jumeirah, Downtown Dubai, and Dubai Creek Harbour — offer new construction, full amenities, and professional property management at price points that can be difficult to match in Newport Beach or Rancho Santa Fe.

What to watch

Currency risk matters: contracts are in UAE dirhams, which are pegged to the US dollar, so exchange-rate volatility is low but still worth monitoring. Investors should also understand the 4% registration fee, service charges, and the difference between freehold and leasehold areas.
